Helen and Bradley Nitkin founded The HB Nitkin Group in 1984 with the specific goal of acquiring properties for growth and the creation of value. The firm seeks investments and formulates strategies to achieve the maximum value for each property through capital investment, redevelopment, management, and/or new construction.

The HB Nitkin Group has experienced both robust and challenging cycles within the real estate industry. In the past 25 years this has provided our firm with great insight into markets, trends, and the requirements needed for long-term success. This has also guided our firm’s selectivity in acquiring investments. The HB Nitkin Group has successfully undertaken retail and office development and redevelopment projects ranging in scale from renovating existing income-producing properties through ground-up development. HB Nitkin directs all aspects of the development process, including site selection, feasibility analysis, entitlement, design and construction. We have established long standing relationships with our professionals including architects, engineers, construction managers, brokers, attorneys, and other consultants to create a dynamic team tailored to each specific project.

HB Nitkin has had experience in residential property ownership and in recent years has expanded its development scope to include multiple residential development projects, currently in the pre-development process. An overriding principle in our development projects is to create environments that are consistent and integrated with their surroundings.

Our most recent and largest ground-up development is the Front Street District in Hartford, Connecticut. HB Nitkin was selected by the State of Connecticut, in a public/private partnership, to create a multi-phased, mixed-use entertainment/restaurant/residential district as a part of the State’s Adriaen’s Landing redevelopment. With the completion of Phase I, designed by Robert A.M. Stern Architects, Phase II is now in the planning process and will contain both residential and commercial components.

HB Nitkin, as owner and operator, strives to maximize portfolio occupancy through devising and effectively executing property-specific leasing strategies. Each available space is aggressively marketed and given maximum exposure to market prospects. Proactive outreach to the brokerage community is continual. Successful deals with brokers are the cornerstone of our business, as we are cognizant that, in most cases, the best tenants come through broker relationships. Priority is paid to tenant selection as experience dictates that having the optimal mix of tenants, leads to the true win-win scenario of higher occupancy rates, greater sales for our tenants, increased traffic and a greater property value.

Our management team is devoted exclusively to managing the HB Nitkin portfolio. Our property managers work to ensure that each property is operating at the most efficient and cost effective manner. We are a constant presence at our properties, which has enabled us to establish close working relationships with tenants and vendors ensuring that the properties are maintained at the highest level.
